There are 154 condo units for sale in Ponce inlet of that 72 are ocean front ( down from a highof 112 two years ago!) ( and above the low of 12 three yers ago) Single family homes total 88 of which 20 are on the ocean. 64 residential lots for sale of which 6 are on the ocean- last ocean front land sale? October asking 1.4 million – sold 7 days 1,250,000

10 more days to christmas- waves are small and lumpy- slight south wind- made stand up paddling challenging- nice to get into the water- put your toe in and its cold , put your body in and start paddling and its feels GREAT!
Special Town council and P&Z meeting 4;30 Wednesday- come out and join the fun.

Six ocean front residential lots for sale as of today 12-12-08 last three comps all in the last 12 months show $17,000 a front foot should be the hard sale price – you can do better- although most will not come down- ocean water is like gold- from Jax to Miami I have best the deal- I can prove it.

Today in Ponce Inlet- it reminds you why we live in Florida and why we live at the beach- surf condtions today are at 1 foot – west winds at 3 MPH water temp 77- Great day for a paddle!!
